I lost my lalpurja (land ownership certificate). What now?

Get a certified copy of a lost lalpurja from the Land Revenue Office that holds the land record. Bagmati fees are Rs 500 to Rs 1,000. What to bring.

Short answer

Apply to the Land Revenue Office (मालपोत) where the land is registered for a certified copy (प्रतिलिपि) of the land ownership certificate. Bring your citizenship, the plot number (कित्ता नम्बर) and this year's land revenue receipt. The office checks its land record before issuing the copy. In Bagmati the 2083/84 fee is Rs 1,000 in a metropolitan city, Rs 800 in a sub-metropolitan or other municipality and Rs 500 in a rural municipality.

The lalpurja is a copy of the real record

Your ownership is in the Land Revenue Office's land record (स्रेस्ता), not in the paper certificate. Losing the lalpurja doesn't lose the land, but you'll need a copy before you can sell, mortgage or transfer it. Keep a scan of the new one somewhere safe.

Common problems

I don't know the plot number.

Look at an old land revenue receipt, a photocopy of the lalpurja or any deed from when the land was bought. The ward that collects your land revenue also has it. With your name and the area, the Land Revenue Office can search its records.

My old lalpurja is torn or the writing has faded.

Ask for a new certificate in place of the old one. In Bagmati there's no fee for withdrawing an old certificate and issuing a new one.

The land is still in my late father's name.

Do the inheritance transfer (aputali naamsari) instead. You get new certificates in the heirs' names, so you don't need a copy of the old one.

I just need to prove what's on record, not a new lalpurja.

Ask for a certified copy of the land record (स्रेस्ता) instead. It costs Rs 100 in Bagmati and is enough for many purposes, such as checking a plot before a sale.

Should I file a police report?

The Land Revenue Office may ask for one or publish a notice before issuing the copy, especially if the land might be used as loan security. A police or ward report of the loss doesn't hurt and protects you if someone tries to misuse the original.
